To whom it may concern,

My name is Bill Bruce and I’ve lived at the same address in Miami Springs, FL since 1986. In November of 2009 concerned about increases in my Flood Insurance Premium, I had a new elevation survey done in hopes of lowering my premium (2009-2010 premium was $1,079). I turned the survey [elevation certificate] into my insurance company and you cannot imagine my surprise when the estimated premium for the 2010-2011 renewal came back at $3,700!

I contacted the insurance company to find out what the issue was and it turned out I did not have enough flood vents in my crawlspace. The requirement [for non-engineered openings] is 1 net sq in of vent free area for every 1 sq ft of crawlspace. Several of the original vents had been covered when an addition was added to the rear of the house in the 1970’s, as the addition was on an elevated slab and butted up to the back of the original dwelling. In the original part of the dwelling there remained several of the typical air screen vents (which each had replaced one cement block) and because of the way they are computed each vent counted as less than 50 sq inches. Since I had 900 sq ft crawlspace, I needed a minimum of 900 sq inches of vent and had less than 300.

Adding enough of the existing type vents to meet the requirements was not feasible as it would have compromised the structural integrity of the building. I commenced an internet search for a solution and came across SMART VENT. Each one replaces one concrete block (just like my previous air screen vents) but because it is an “engineered vent” it counts as 200 sq in of vent space! Simply replacing 5 of my existing air screen vents brought me from 250 sq in of vent to 1,000 sq in; more than enough to satisfy the insurance company requirements. Total cost of the vents including installation was less than $1,600. With the SMART VENTS installed my new premium is $379, or $3,321 less than it was going to be for a net savings of $1,721 in year one and $3,321 annually in the future. I highly recommend the SMART VENT solution to anyone with similar issues both because of the quality of their product and their superior customer service. I have not been compensated by SMART VENT for this letter, I’m just a very satisfied customer.
